This Privacy Policy explains how BLEU Realty GA LLC d/b/a BLEU Real Estate and, when identified in a particular service or transaction, Bleu Real Estate Plus LLC d/b/a BLEU Real Estate Plus (collectively, “BLEU,” “we,” “us,” or “our”) collect, use, disclose, and protect personal information when you use bleure.com, a buyer dashboard, BLEU DocBox™, or another account or document portal made available through the Site, communicate with us, or receive brokerage-related services (collectively, the “Services”).

This Policy does not govern an independent lender, closing attorney, title provider, inspector, contractor, insurer, multiple listing service, or other third party. Their privacy notices govern information they receive directly or with your authorization.

1. Information we collect

The information we collect depends on how you interact with us and may include:

  • Contact and identity information: name, email address, telephone number, mailing address, and similar identifiers.
  • Real estate and transaction information: property address, search preferences, communications, showing information, offers, agreements, closing records, and documents needed to provide requested brokerage services.
  • Financing and referral information: general price range, financing interests, prequalification status or reference information, preferred contact method, and information you choose to provide so we can respond to a lender-introduction request. This may include veteran or military-service information you voluntarily provide for VA-related support. BLEU does not make lending decisions.
  • Buyer-dashboard, account, and document-portal information: username, authentication and login activity, access permissions, preferred areas, price range, timing, property criteria, Buying Plan and readiness status, curated-property selections, showing requests, related notes, and files or information submitted through BLEU DocBox or another approved platform.
  • Communications: emails, texts, call details, form submissions, support requests, feedback, and marketing preferences.
  • Device and usage information: IP address, browser and device type, operating system, approximate location derived from IP address, referring page, pages viewed, interactions, date and time, analytics identifiers, and cookie or similar technology data.
  • Public and third-party information: property and tax records, multiple listing service data, referral-source information, and information from agents, transaction participants, service providers, or public sources.

Please do not send highly sensitive information through the buyer dashboard, ordinary email, or an unsecured form. The buyer dashboard is not a loan application and is not intended to collect Social Security numbers, bank-account or payment-card numbers, passwords, unredacted government identification, complete credit reports, tax returns, pay stubs, or lender underwriting files. If sensitive information is necessary, provide it directly to the appropriate lender or use only the secure method BLEU or that provider designates.

2. How we collect information

We may collect information:

  • directly from you when you call, email, text, submit a request, create an account, upload a document, or work with a BLEU licensee;
  • automatically from your browser or device when you use the Site;
  • from public records, multiple listing services, and property-data sources;
  • from BLEU personnel, agents, transaction parties, and service providers involved in a request, account, or transaction, including authorized administrative updates and workflow automations; and
  • from advertising, analytics, and referral sources that direct you to BLEU.

3. How we use information

We may use personal information to:

  • respond to inquiries and provide requested brokerage services;
  • build and administer a Buying Plan; coordinate curated property searches, showing requests, offers, listings, contracts, and closings; and display readiness and access status in a buyer dashboard;
  • create and secure accounts and provide document access;
  • administer BLEU Year One™ and connect an enrolled client with an independent contractor;
  • connect you, at your request, with an independent lender or another service provider;
  • communicate about an inquiry, account, security issue, active transaction, program, or service;
  • send marketing when permitted and manage opt-out preferences;
  • operate, measure, secure, troubleshoot, and improve the Site and Services;
  • detect fraud, misuse, security incidents, and other harmful activity;
  • maintain records, comply with legal and regulatory duties, and respond to lawful requests; and
  • establish, exercise, or defend legal claims and enforce agreements.

BLEU does not approve or deny credit. Buyer-dashboard readiness indicators and access levels are administrative tools and may be updated by BLEU personnel or workflow automations; they are not a lender’s underwriting decision or a guarantee that you are ready, eligible, or approved to purchase. You may ask us to correct an inaccurate dashboard status. Any lender you choose controls its application, underwriting, eligibility, and privacy practices.

4. Cookies, analytics, advertising, and embedded services

We and our providers may use cookies, pixels, tags, local storage, and similar technologies. These technologies may be used for:

  • Necessary functions: security, login, load balancing, preferences, and basic Site operation;
  • Analytics and performance: understanding visits, traffic sources, errors, and how people use the Site;
  • Embedded services: displaying maps, videos, fonts, or other content supplied by another provider; and
  • Advertising: measuring campaigns, limiting repeated ads, and, if enabled, helping deliver or evaluate ads.

Current Site and workflow technology may involve WordPress and Elementor services, Google Workspace (including Sheets and Drive), Zapier or other webhook and automation services, email providers, Google Tag Manager, Google Maps, Vimeo, Cloudflare, and authorized multiple-listing or property-data providers, including FMLS and Georgia MLS where connected. These providers may receive the information reasonably needed to perform their function under their own terms and privacy policies. Providers and integrations may change. Advertising technology may also collect information across websites or services, which some state laws may define as “selling,” “sharing,” or targeted advertising even when no money is exchanged for personal information.

You can limit many cookies through your browser settings and can use choices offered by the relevant provider. Blocking necessary cookies may prevent login or other Site features from working. Where applicable law requires an additional privacy choice, we will provide a method appropriate to the technology and request.

5. How we disclose information

We may disclose personal information to:

  • BLEU personnel and affiliated licensees who need it to respond, provide services, supervise brokerage activity, or support a transaction;
  • business and technology providers that perform hosting, security, email, communications, customer-management, spreadsheet, automation, analytics, document, transaction, multiple-listing, property-data, or professional-support services for BLEU;
  • transaction participants such as cooperating brokerages, sellers, buyers, attorneys, title and closing providers, inspectors, appraisers, insurers, associations, and others as needed for a requested or authorized transaction;
  • independent lenders and settlement providers when you ask for a connection, authorize the disclosure, or the disclosure is needed to carry out your request;
  • independent contractors when you request help through BLEU Year One or authorize a connection;
  • analytics, advertising, and embedded-content providers as described above;
  • government, regulators, courts, and other parties when required by law, legal process, professional rules, or to protect rights, safety, and security; and
  • a successor or transaction party in a merger, reorganization, financing, sale, or transfer of some or all of the business, subject to appropriate protections.

We may also disclose information at your direction or with your consent. We may disclose aggregated or deidentified information that cannot reasonably identify you.

Lender choice and privacy: You are not required to use a lender identified by BLEU. As of the date above, BLEU has no ownership or material financial relationship with lenders described as preferred partners. When you select a preapproval or lender-introduction request, the request is sent to BLEU for follow-up. BLEU may then share your contact details and general request with an independent lender when you ask for or authorize that connection. The lender receives and controls any loan application, credit authorization, and sensitive underwriting information under the lender’s own privacy policy.

Contractor choice and privacy: Contractors available through BLEU Year One are independent businesses. When you request a connection, we may give the contractor the contact and project information reasonably needed to respond. The contractor’s privacy practices apply to information it receives.

6. Sale of personal information

BLEU does not sell personal information for money. As explained above, analytics and advertising technology can involve disclosures that certain laws define more broadly as a sale, sharing, or targeted advertising. Where an applicable law gives you a right to opt out of that processing, you may submit a request using the contact information below. We will also use any Site-based choice that applies to the technology then in use.

7. Data retention

We retain information for as long as reasonably needed for the purposes described in this Policy, including providing Services, maintaining security and business records, resolving disputes, and meeting legal, tax, insurance, and regulatory obligations. Georgia real estate rules generally require brokers to retain specified transaction records for at least three years. Some records may be kept longer when required by another law, a contract, a legal hold, an insurer, or a legitimate business need.

Retention periods vary by record type. Marketing-contact information may be retained to honor an opt-out request. Backup copies may remain for a limited period after active records are deleted. We may retain deidentified information that no longer reasonably identifies an individual.

8. Data security

We use reasonable administrative, technical, and physical safeguards appropriate to the information we handle. No system, transmission, or storage method is completely secure, and we cannot guarantee absolute security. You are responsible for protecting your account credentials and for notifying us promptly if you believe an account or communication has been compromised.

If a security incident affects personal information, we will investigate and provide notice when required by applicable law.

9. Your privacy choices and rights

Depending on where you live and subject to legal exceptions, you may have the right to:

  • confirm whether we process your personal information;
  • request access to or a copy of personal information;
  • correct inaccurate personal information;
  • request deletion of personal information;
  • request data portability;
  • opt out of certain sales, sharing, targeted advertising, or qualifying profiling;
  • limit or withdraw consent for certain sensitive-information processing; and
  • appeal a decision on a privacy request where applicable.

We may need to verify your identity and authority before acting. An authorized agent may submit a request where permitted by law, but we may require proof of authority and identity.

We will not unlawfully discriminate against you for exercising a privacy right. A request may be denied or limited when information must be retained for a transaction, legal obligation, security, fraud prevention, recordkeeping, another person’s rights, or the establishment or defense of claims. We will explain a denial when required.

10. Communication choices

You may unsubscribe from marketing email using the link in the message or by contacting us. You may reply STOP to an eligible text message to opt out of future marketing texts from that number. Consent to marketing calls or texts is not a condition of purchasing, selling, or receiving brokerage services. Message and data rates may apply.

Even after a marketing opt-out, we may send non-marketing messages about an active request, account, security matter, transaction, legal notice, or service you asked us to provide.

11. Children’s privacy

The Site is intended for adults seeking real estate or brokerage-related services and is not directed to children under 13. We do not knowingly collect personal information online from a child under 13. If you believe a child has provided personal information, contact us so we can review and delete it when appropriate.

12. Third-party websites and services

The Site may link to or embed a third-party service. BLEU does not control that third party’s privacy or security practices. Review the provider’s privacy notice before providing information. Choosing to work with a third party creates a separate relationship between you and that provider.

13. U.S. processing

BLEU is based in the United States and the Site is intended primarily for U.S. users. Information may be processed and stored in the United States, where privacy laws may differ from those in another country.

14. Changes to this Policy

We may update this Policy to reflect changes in law, technology, providers, or Services. The “Last updated” date shows the latest revision. If a change materially affects how we use information, we will provide any additional notice or consent required by law.
