Real estate compensation in Georgia

Let's talk about commission.

Commission, now known as “compensation,” is the part of real estate few people stop to explain. So here it is in plain English: what it buys you with BLEU, who pays it, and how it all works.

Let me shine a little light on something.

The other guys get paid to show up. We open the door to homeownership.

Your compensation should work as hard as you do. Here's what it's working on for you, every day, from your first talk to closing day.

Why we earn it · 02

Expert negotiators, in your corner.

The price is one line in a long contract. Real money gets won or lost in everything around it, and that's where we go to work for you.

And before you decide, another licensed BLEU professional can review the price, offer and key terms. Two sets of eyes on your biggest deal.

Price and terms

We read every offer as a whole, because the highest number isn't always the best deal.

Repairs and inspections

When the inspection comes back, we work to keep your deal together and your dollars protected.

Costs and concessions

Closing costs, credits and who pays what are all on the table, so we put them there.

Dates and deadlines

We negotiate a timeline that works for your life, then keep every date on track.

Presented to shine

We use what the data shows to help your home stand out from the first look.

Tuned as it goes

We keep watching how your listing performs and adjust your plan with you.

$250,000+ is BLEU's own estimate of the value of these tools and services. It isn't a charge to you or a promise of any result.

The short version

Three things worth knowing.

What it is

The fee a brokerage earns for helping you buy or sell. It's usually a percentage of the sale price, paid at closing, and each brokerage then pays its agent their share.

Who pays it

Sellers usually pay their brokerage from the sale at closing. Your buyer agreement sets what a buyer's agent is paid, and buyers can ask the seller to cover it.

Who sets it

You and your brokerage do. Compensation is negotiable and isn't set by law, so it can differ from one agreement to the next.

What changed

Since August 2024, more of this is in writing.

National practice changes that took effect on August 17, 2024 put these conversations up front, which is good news for anyone who likes clear answers.

Buyers sign before touring

You'll review a written agreement with your agent before you tour homes together, in person or virtually. Stopping by an open house doesn't need one.

The amount is clearly defined

Your agreement states what your agent will be paid. Open-ended amounts and ranges aren't allowed.

Offers left the MLS

Listings on the MLS no longer show what a seller will pay a buyer's agent. Sellers can still offer it, and buyers can still ask for it, as part of the deal.

In Georgia, you become a brokerage's client through a written agreement, so reading yours is time well spent.

Before you sign

Five good questions for any agent.

Ask these of anyone you're thinking about working with, including us. A good agent will be glad you did.

Your BLEU Advisor will walk you through the exact number, in writing, before you sign anything.

  1. What exactly will I pay, and is it in writing?
  2. What services are included for that amount?
  3. Who pays the buyer's agent in my sale?
  4. How long does our agreement last, and how can it end?
  5. When is compensation owed, and what happens if the sale doesn't close?
Questions

Compensation questions, answered.

How much is agent compensation on a $300,000 house?

It depends on the rate in your agreement. At a total of 5%, it's $15,000. At 4% it's $12,000, and at 6% it's $18,000. Compensation is negotiable, so use the calculator above with your own numbers.

Does the seller have to pay the buyer's agent?

No. It's a choice the seller can make, and it's often part of the negotiation. Many sellers still offer it because it can help bring more buyers to the home. Your BLEU Advisor can talk through what makes sense for your sale.

Is compensation the only cost of selling?

No. Sellers usually have other closing costs too, such as attorney fees and any payoffs on the home. A BLEU offer summary puts the price, costs and dates side by side, so you can see what you're likely to take home.

What does BLEU charge?

Your BLEU Advisor will go over the exact amount with you and put it in your written agreement before you sign. Compensation is negotiable, so it's a conversation worth having early. Send us a message or call 678-253-8739.
